Rare chance to bid on highway frontage brings out bidders

The tract of highway frontage Marshall County sold for $4,487 per acre.

Kansas land values held strong in end-of-year sales, with about 214 acres of Marshall County cropland sold at auction on Nov. 10 bringing an excellent price.

The property sold in two tracts. Tract 1, about 136 acres of cropland, brought $2,941 per acre, while the second parcel, about 78 acres with footage along Highway 77, brought a whopping $4,487 per acre.

Agent Dale Prebyl with Midwest Land and Home said one explanation of the high value of the second tract is that it is very rare for land with frontage along the highway to be sold at auction.

The seller of the property was the Edward L. Luppen Trust.

Decatur County
About 1,400 acres of cropland and grass was sold at auction in Decatur County on Nov. 13.

The property was divided into six tracts. Tract 1, about 118 acres with 80 acres of cropland and the balance in grass, brought $2,600 per acre. Tract 2, about 225 acres of cropland, brought $2,550 per acre.

Tract 3, about 160 acres, mostly in cropland, sold for $2,350 per acre. Tract 4, about 255 acres of grassland, was bid in at $9560 per acre. Tract 5, about 160 acres with 136 in cropland and the balance in grass, brought $1,700 per acre.

The final tract, about 480 acres with 248 acres of cropland and the balance in grass, brought $1,000 per acre.

The seller was B&D Farm LLC. Farm and Ranch Realty of Colby handled the sale.

Osborne and Russell counties
Almost 3,000 acres of excellent farmland, pasture and an improvement site sold at public auction Nov. 9. The property, billed as “something for everyone,” was sold in 12 tracts with mineral rights in all 12 transferring to the buyers.

Tract 1, about 670 acres of farmland, brought $1,575 per acre. Tract 2, which includes the farmstead with an older home, shop, grain bins and water well, along with 144 acres of cropland and 166 acres of grassland, brought $900 per acre.

Tract 3, about 160 acres with 150 acres of pasture, 5 acres enrolled in the Conservation Reserve Program, and the balance in grass and roads, brought $950 per acre.

Tract 4, about 320 acres with 202 acres of cropland and the balance in grass, was bid in at $1,000 per acre. Tract 5, about 40 acres of cropland, brought $1,000 per acre and tract 6, another 40 acres with 19 acres of cropland and 21 acres of grass, brought $1,075 per acre.

Tract 7, about 480 acres of cropland and grass, brought $975 per acre, while tract 8, about 320 acres of cropland and grass, brought $1,000 per acre.

Tract 9, about 80 acres of cropland, brought $1,225 per acre. Tract 10, about 160 acres, brought $1,325 per acre. Tract 11, about 160 acres, brought $875, while the final tract, about 160 acres of good quality cropland, brought $1,350 per acre.

The sellers were the John A. Wallace Trust and the Louise A. Wallace Trust. Farm and Ranch Realty handled the sale.

Thomas and Sherman counties
Three sections of cropland, one in Thomas County and two tracts in Sherman County, were sold at auction Nov. 16.

Tract 1, the Thomas County tract, was about 160 acres with 80 acres planted to wheat, brought $2,700 per acre. Tract 2, about 160 acres in Sherman County with 80 acres planted to wheat , brought $1,750 per acre. Tract 3, also in Sherman County, was 160 acres with 75 acres of growing wheat, brought $1,600 per acre.

The seller was the estate of Shirley A. Parnell. Farm and Ranch Realty of Colby handled the sale.

Meade County
Surface rights only to 1,320 acres of native grassland in Meade County have been sold by private auction in November. The property included cattle pens and two water wells. It brought $720 per acre. The seller was the Alice Weller estate. Jim Hush Auction handled the sale.

In another November sale in Meade County, The Powell Ranch, a 1,454-acre ranch of native grass, was sold at private auction. The grassland brought $l,030 per acre. The ranch was sold as one tract. Faulkner Real Estate handled that sale.

Pawnee County
About 160 acres of Pawnee County land was sold at auction Nov. 5. The property was all dry, unterraced cropland. It sold for $1,210 per acre. The seller was 3 Eddy’s LLC. Carr Auction and Real Estate of Larned handled the sale.

Edwards County
About 160 acres of Edwards County land under center pivot was sold at auction Nov. 26. The property was sold in a single tract. The land under the pivot is open with the corners planted to wheat. The property brought $4,000 per acre. The seller was Daniel Platts. Carr Auction handled the sale.

Scott and Lane counties
About 466 acres of dryland cropland and acres enrolled in CRP were sold at private auction in November. The property was sold in two tracts. The first tract, about 166 acres in Scott County, brought $2,000 per acre. The second tract, about 329 acres, sold for $1,375 per acre. The seller was Yost. Faulkner Real Estate of Larned handled the sale.

Morton and Cheyenne counties
About 160 acres of dryland cropland, located partly in Morton County, Cheyenne County and Kit Carson County, Colo., sold at private auction in November.

Tract 1, about 160 dryland acres in Morton County, brought $650 per acre. Tract 2, 53 acres of dryland cropland in Kit Carson County, Colo., brought $1,625 per acre. Tract 3, about 163 acres of dryland cropland in Cheyenne County, sold for $780 per acre, while tract 4, about 160 acres of CRP in Cheyenne County, brought $636 per acre. The seller was Fisher. Faulkner Real Estate handled the sale.

Texas County, Okla.
About 160 acres of dryland farmland was sold at private auction in November. The property brought $525 per acre. The seller was Martens. Faulkner Real Estate handled the sale.
